We're buying a house $30,000 5 acres
















WE FOUND A DEAL ! Most realestate isn't this cheap.. but Barganing Gary offered $25k when they wanted 55k and we agreed on 30. It needs alot of work. We are closing on this house on Tuesday. Upstairs doesn't need a whole lot. carpet, paint, finish the kitchen remodeling job. I want to do tile in the kitchen, breakfast area that overlooks the 5 acre straight back property, tile in the laundry room and bathroom . I think that will make upstairs look really modern. Downstairs all tile and moist resistant dry wall. ?.. Downstairs it's moldy nasty cement walls. yeah, it leaks through the wall into the basement right now so we gotta stop that leak and fix the drainage problems then redo the basement so theres two bedrooms and bathroom down there too. 2 bath and a bathroom upstairs. it's not set up for a bathroom yet so that will be a challenge.





it's got and easy access basement so i think someone could rent out the basement easy. And we bought and picked up a 30' x 90 ' metal building. The building Can be split up so we're thinking a 3 or 4 car building by the house like a garage and then a bigger building at the back end of the property. the new owners could use it for storing all their tractors and lawnmowers or rent it out. With low income arround here if you make a house w/ income possibilities I think it would sell great.





It has to be cement floors under the garages so I had an idea of making the floors w/ drains in them so you could pressure wash the floors and you could have dogs in there if someone wanted. I would only do that if they had a huge grass area to use too but seems like no matter how much area they have it still stinks.





anywhoo... we close on the house on Tuesday. got the financing all ready. we're just using lines of credit at 3.5% so that's a cheap house payment if we kept it. But we are planning to sell this as soon as it's ready to show it to people, hopefully in a month. but we're planning to do alot of the work ourselves so might be longer. It's a really great location. In city limits, right by walmart, park and Brookfield swimming pool and right off the highway. I like it enough that if we are stuck with it and it doesn't sell that's fine with me.





I'll take more "before" pictures. the basement is so gross and just cement anyway that i didn't take pictures the other day.





Someone told us the other day that they did research about this town and it's the best bang for your buck realestate wise.





For this piece of land it's definately true.





So we'll be working on this for a while and I won't have too much time to email but wanted to give you some "before" photos and our story so far. =) Love you lots. xoxoxo
